QIQO is dedicated to solving one of the biggest problems in the housing sector using the power of sharing. QIQO aims to be the first national brand for key worker accommodation, and by delivering shared-living in price-pressured housing markets we will in turn address the wider structural and societal issues which arise when single and/or newly qualified nurses, teachers and frontline emergency services are unable to live among the communities they serve.

 

QIQO is a property investor, developer and manager and we are entering an exciting stage of growth having agreed a £50m joint venture with a leading institutional investor. We operate our acquired/completed buildings under the QIQO rental platform to offer a compelling service proposition which is financially viable and sustainable. Our approach to service draws heavily from the experience of our founding team comprising two pioneers in the Co-living and Build-to-Rent sectors respectively.

 

Gankôgui

 

QIQO is the first venture of the Gankôgui family of social-impact real estate strategies. Gankôgui is a protagonistic, purpose-led real estate asset manager with an aim of enhancing social infrastructure and preserving cultural capital through built environment investments. This is achieved through progressive partnerships with established social organisations and strategic investments in property sectors to realise our social impact.

 

Gankôgui’s ethos is to combine cultural awareness, technical expertise and empathy in our work, taking time and care to understand and establish commercially viable strategies to support the sectors which we intend to impact. Other adjacent strategies which you will contribute to are our strategic partnerships across the Early Years Education sector, creative work-live space, and family emergency accommodation.

 

Role Description

 

We are looking to hire a pragmatic and fearless Chief Operating Officer with a broad mandate of driving business strategies to completion. In terms of specific activities, your technical knowledge will be in regards to the preparation of, due-diligence for, and implementation of, building related strategies. This will ensure a complementary focus to the existing investment and social impact focus of the Chief Executive Officer for the assets we either acquire, create, and occasionally operate. As part of this focus you will own the environmental impact side of our business.

 

We are looking for someone with an inherent understanding of buildings. Whilst not essential, a background in architecture (fully qualified or not) with the ability to conduct high level building feasibilities would be advantageous. Culturally we are looking for a creative individual with an understanding of social dynamics and an eye for presentation.

Experience

·         Project management

·         Have contributed to building feasibility studies

·         Have led on or delivered building renovation or conversion projects

·         Policy compliance (i.e. planning, building regulations, fire safety, licensing)

·         Application of legal contracts in a delivery context (i.e. construction contracts, insurances, warranties, services)

·         Interfacing of building delivery and management/maintenance

An example of what you will be doing:

 

·         Feasibility appraisal/building level due diligence for the acquisition of existing residential and commercial building stock

·         Helping to ensure property compliance with various domestic regulations (Building, HMO regs, environmental health standards)

·         Reviewing technical data, agreeing the specification of works following the purchase of buildings

·         Specifying and implementing capital expenditure works

·         Devising and implementing environmental strategies to reduce our carbon emissions and improve operating margins

·         Researching and identification of lifecycle costs of the implementation of various environmental initiatives

·         Project management of asset improvement and development projects

·         Managing building related consultants (i.e. solar panel contractors) in all aspects (relationship, invoicing etc.)

·         Leading on architectural competitions and creative collaborations with our partners

·         Developing the company brand

·         Helping produce company investment memoranda in Microsoft Word and Powerpoint

·         Forging relationships with social and cultural institutions

 

Remuneration

Base Salary – £40,000 – £60,000 p.a. (dependent on experience)
